Hoskins of the County of Garrard and State aforesaid of the other part. Witnesseth that for and in consideration of the sun of thirty seven dollars and eleven cents in hand paid the receipt of which is hereby fully acknowledged, the said Berry Thurman has given, granted, bargained, sold and conveyed and does by these presents give, bargain, grant, sell and convey to the said W.A. Hoskins all of his right title and interest in and to all of the mineral of and every description upon and under the surface including salt water and petroleum or rock oil in tract of land lying and being situated in the County of Clinton and State of Kentucky and on the water of Ill Will Creek and its boundaries the land being the same conveyed to said Berry Thurman by John McClusky and Russell McClusky _______ and of record in the County Court Clerk office of Cumberland County Kentucky, the deed is referred to for a full description of the same . It is further agreed that the party of the second part and _____ agent or assign, shall hence the right of prospecting for minerals in the above _________ premises by shafting and boring and should minerals be found, the right of erecting on premises such buildings and machinery as he may deem necessary for the working of the same and the right of ingress and agrees in _________ the mineral to _________ for which land is occupied by buildings, machines and ___ the party of the second part or his agent or assign, shall pay to the party of the first part the sum of fifty dollars per acre. To have and to hold the same to said W.A. Hoskins his heirs, or assigns, forever free from the claim of all persons whosoever, We witness hereof the said Berry Thurman and his wife for this sale and conveyance and relinquishes all her right to contingent dower have hereto let their hand the day and given first herein written.
