McGinnis November 13 1855 Boyle County KyArchives Deed Written: November 13 1855 Recorded: November 16 1855 Deed Book 6, page 85 This Indenture of Bargain and sale made and entered into this 13 day of November 1855 between James H. McGinnis Margaret B. Mcginnis his wife of the County of Boyle and State of Kentucky of the first part and William Bull of the County and State aforesaid of the second part -- Witnesseth that for and in consideration of the sum of Two Thousand nine hundred dollars paid by the said William Bull to the parties of the first part Said parties of the first part doth hereby sell, alien and convey unto the said William Bull his heirs &c three certain parcels or tracts of land situate lying and being in the County of Boyle and State of Kentucky on Doctor's Fork on the Waters of Chaplin Creek, the first tract bounded as follows to wit - Beginning Beginning [crossed out] at a Beech corner to Thomas Crawford in the widow Gilkeson's line and running 2- 1/2W 149 poles to a black walnut and sugar tree corner to George Beswick. thence S86W 26 poles to a Dogwood in Edward Bullock's line, thence S42W 56 poles to a Hickory & Buckeye corner to said Bullock thence N48W 62 poles to a hickory, corner to the same, thence S42W 8 poles to a hickory and dogwood corner to the same, thence S48W 116 [poles] to a Hickory and sugar tree in the widow Gilkerson's line and with her line N88E 230 poles to the Beginning containing 200 acres. The second tract beginning at a maple in Fergusson & Taylor's line [crossed out] original line thence S46E 52 poles to a hickory and Buckeye corner to said Bull formerly corner to John Nyfong thence N43E 56 poles to a dogwood corner to same in Taylor's line thence with Taylor's line S85W 73 poles to the Beginning containing eight acres and one hundred and seven square poles, be the same more or less. The third and last tract bounded as follows, To wit - Beginning at the said Maple beginning corner of the last above-named tract, thence with Nyfong's (now Bull's) line S85W 128 poles to a hickory and sugar tree, his corner thence N5W 131 poles to a red oak thence N85E 118 poles to a sugar tree - Fergesson's old line, thence with it S46E 17 poles to the Beginning containing ten acres be the same more or less. To have and to hold the said three tracts of land (above described) with all and singular the appurtenances &c thereunto belong or in any wise appertaining unto him said Bull and his heirs &c forever. And the parties of the first part will forever warrant and defend the title to said three tracts of land unto the said William Bull and his heirs &c forever, being the same three lots of land purchased by said J. H. McGinnis of John Nyfong now of record in the Boyle Co Clk's Office in Deed Book No. 1, page 67. In testimony whereof the said James H. Bull was on the 13th day of November 1855 acknowledged before me by the said James H. McGinnis to be his act and deed and at the same time the contents and effect of said instrument of writing by me explained to the said Margaret B. McGinnis separate and apart from her husband, she thereupon declared that she did freely and voluntarily execute and deliver the same to be her act and deed and consented that it might be recorded. Whereupon the same together with this certificate hath been duly recorded in my office. Witness my hand this 16 day of November 1855. R. R.
