J. McGinnis his wife of the first part, and Sarah Fry of the second part all of the county of Boyle, and state of Kentucky, Witnesseth: That the parties of the first have this day sold to the parties of the second a certain parcel of land lying on the head waters of Quirks Run, bounded as follows, on the North by the L and N Rail road, on the East by the lands of John McGinnis, on the South by the dower lands of the [widow] of Washington McGinnis on the West by the lands of Grandison McGinnis, containing one acre and one half be the same more or less. For the sum of Forty dollars in hand paid, the receipt of which is hereby acknowledged in consideration of which we hereby convey to said Sarah Fry and her heirs or assigns or assigns forever, and the parties of the first hereby bind ourselves to warrant and defend the title to same against any and all claims whatsoever. Nichols Clerk Boyle County Court do certify that that the foregoing Deed was on the 10th day of Jany 1878 produced to J. W. Vanarsdall a deputy clerk of said county by the parties, which was acknowledged by Grandison McGinnis to be his act and deed, and the contents and effect of said instrument being explained to M. J. McGinnis separately and apart from her husband by said deputy, she thereupon declared that she did freely and voluntarily execute and deliver the same to be her act and deed and consented that the same might be recorded. All of which appears by an indorsement thereon in words and figures as follows: viz.: Acknowledged before me by Grandison McGinnis and M. J. McGinnis his wife in due form of law, Jany 10th 1878.
