Witnesseth that for and in consideration of the sum of $518.80-1/2 cts to the said Samuel McGinnis in hand paid the receipt whereof is hereby acknowledged He the said Samuel McGinnis hath bargained and sold and by these presents doth bargain sell and convey unto the said John Grant his Heirs &c a certain tract or parcel of land lying and being in the County of Mercer & State of Kentucky on the waters of Chaplain and bounded as follows, viz, Beginning at a beech and locust corner next to John Gray thence West 24 poles to a stake a corner to William Claunch thence N 150 poles to a dogwood and two redbuds in said Claunches line thence West 98 poles to a Stake in Jesse McGinnis line and corner to Joel Compton thence South 119 poles to a beach another corner to the Same thence West 98 poles to an Ironwood and hickory a corner to Amos Thornburghs land thence S 251 poles to an Ironwood black ash and hickory in Harbisons line thence east 85 poles to a Sugar tree and Dogwood corner to John Gray thence N 102 poles to a white Oak thence N63E 158 poles to the Beginning containing two hundred and twenty eight and three fourths Acres, with all & Severally its appertenances to have and to hold the said tract or parcel of land to the only proper use and behoof of him the said John ["Gray" crossed out] Grant his Heirs or assigns forever with this condition nevertheless that whereas the said Samuel McGinnis is indebted to the said John Grant in the sum of $518.80-1/2 by note bearing date the 4th day of August 1826 now if the said Samuel McGinnis his Heirs &c shall well and truly pay to the said John Grant his Heirs &c the sum afsd. on or before the 4th day of November 1826 with such interest as shall be due thereon then this Indenture to be nul and void else to remain in full force and virtue in Testimony whereof I ["have" crossed out] the said Samuel McGinnis have hereunto subscribed my hand and affixed my seal this day and year first above written.
