McGinnis & Elizabeth McGinnis of the County of Warren & State of Kentucky of the first part and James H. McGinnis of the County of Boyle & State aforesaid of the second part. Witnesseth, that the parties of the first part for & in consideration of the sum Nineteen hundred dollars to them paid the receipt of which is hereby acknowledged by these presents doth grant sell alien and convey unto the party of the second part and to his heirs and assigns a certain tract or parcel of land will all its appurtenances lying and being in the County of Boyle on Quirk's run it being one half of the tract of land Jesse McGinnis lived on at the time of his death, and Bounded as follows, to wit, Beginning at a stake in G. Proctor's line corner to J. S. McGinnis thence N89-1/2E 72 poles to a stake in G. Proctors line ["in G. Proctor's line" crossed out] corner to the same, thence N15-1/2E 10-1/2 poles to a stake corner to the same thence N89- 1/2E 178 poles to a stake corner to the same in W. Martin's line thence N1/2W 34 poles to a stone corner to Hickman thence N39-1/2W 32 poles to a stone corner to the same thence N20W 26-1/2 poles to a white oak tree corner to John Davenport thence S59-1/2W 48 poles to a locust stump corner to Davenport thence S88-3/4W 97-6/10 poles to a corner to Hickman thence South 26-2/10 poles to a stone corner to Hickman S89-1/2W 51-1/2 poles to a corner to Hickman thence S1/2E 19 poles to a white oak tree corner to Hickman thence N88-1/2W 32 poles to a stake in G. Proctors line corner to Hickman thence South 23 poles to the Beginning seventy eight acres and three roods. To Have & To Hold the said tract of land with the appurtenances unto the said party of the second part and to his heirs forever and the partys of the first part agree with the party of the second part they will forever warrant the said tract of land with all its appurtenances against the claims of all and every person or persons whatsoever. McGinnis being examined by me privily and apart from her said husband declared that she did freely & willingly seal & deliver said writting, and wishes not to retract and acknowledged said writting again shown & explained to be her act & deed and consenteth that the same may recorded.
