Jenkins and Polly his wife, Wm. Alexander & Betsy his wife and John Smith and Polly his wife of the County of Garrard and State of Kentucky of the one part and Augustine Smith of said county of Garrard of the other part. Witnesseth that the said Thos. Jenkins & Polly his wife and Wm. Alexander and Betsy his wife & John Smith and Polly his wife (heirs of James Smith dec'd) for and in consideration of the sum of Eighteen hundred Dollars to them in hand paid by the said Augustine Smith the receipt whereof they do hereby acknowledge they the said Thomas. Jenkins and Polly his wife and Wm. Alexander and Betsy his wife and John Smith and Polly his wife hath granted bargained sold aliened and confirmed and by these presents doth grant bargain sell alien and confirm unto the said Augustine Smith a certain tract or parcel of land containing two hundred and sixty nine acres be the same more or less lying and being in the County of Garrard afs'd on the head waters of Paint lick creek being the tract of land lately belonging to the afs'd James Smith (dec'd) and bounded as follows (towit) Beginning at the South East corner of Humphrey Best's settlement at a white oak thence S30W 36 poles to a spanish oak on the bank of a branch thence S30W 114 poles to two white oaks standing in the old line of Humphrey Best thence N39W 110 poles to a black oak thence N7E 20 poles to a white oak on the South side of a branch thence 28W 33 poles down said branch to the first considerable bend in said branch thence N48W 56 poles down said branch according to the meanders of said branch to a hickory standing on the East side of the branch in the old line betwixt Samuel Black and Robert Adams thence with said line N85W to a hickory or now a stone standing in the Northwest corner of Robert Adams old meadow thence due North 31 poles to a stone thence N72W 63 poles to a hickory and dogwood pinters [sic] in the old Settlement line of Humphrey Best thence N30E 103 poles to a hickory tree thence N85E 89 poles to a honey locust tree thence S82E 76 poles to a mulberry tree and sycamore and elm trees on a branch thence up said branch as it meanders to where the preemption line crosses said branch thence with said preemption line N30W to the Beginning. To have and to hold the said tract of land with all its appurtenances to him the said Augustine Smith his heirs and assigns forever, and they the said Thos. Jenkins and Polly his wife and Wm. Alexander and Betsy his wife and John Smith and Polly his wife (all heirs of James Smith dec'd) shall will warrant and forever warrant an ["warrant an" is crossed out] the said Land and premises hereby bargained and sold to him the said Augustine Smith his heirs and assigns against the claim or claims of all our heirs and all and every person or persons whatsoever. Jenkins and Polly his wife and Wm. Alexander and Betsy his wife and John Smith and Polly his wife heirs of James Smith deceased to Augustine Smith was acknowledged before me in my office on the 22d day of April 1824 and the same is truly admitted to record. Teste Benjamin Letcher, Clk Know all men by these presents that I John Smith of the County of Wearen and State of Kentucky do constitute and appoint my brother Augustine Smith my attorney in fact and in has to do and transact all of my business of every description for and in my name relative to my Father's Estate and I do hereby ratify and confirm all and every act and deed of Said Augustine Smith my brother so far as my interest is involved in the Estate before mentioned.
