McGinnis - Et al Taylor August 1, 1876 Warren County KyArchives Deed Written: August 1, 1876 Recorded: August 2, 1876 Warren County, Kentucky Deed Book 46, pages 421-422 This Indenture made and entered into this August 1st 1876 between E. J. Taylor and Margaret E. Taylor his wife and John S. Adams and Martha L. Adams his wife of the county of Warren and state of Kentucky of the first part and H. S. McGinnis of the same county and state of the second part. Witnesseth That for and in consideration of the sum of three hundred and fifty dollars, one hundred and forty two dollars cash in hand paid the receipt of which is hereby acknowledged by the first party and the remainder two hundred and Eight to be paid by the second to the first party as follows to wit - Thirty three dollars to be paid on the first day of August 1877 to the said Martha L. Adams with interest from January 1st 1876 at the rate of Eight per cent until paid and one hundred and seventy five dollars to be paid to said Margaret E. Taylor December 25th 1877 with interest from January 1st 1876 at the rate of Eight per until paid for which the said second party has executed his promissory notes of even date here- with and a lien is hereby retained by the first party to secure payment of said notes on the premises hereinafter mentioned. The said first party hereby sell and convey to the said H. S. McGinnis Second party as aforesaid one certain lot or parcel of land containing three tracts and all bounded as follows. Beginning at a white oak the 2nd corner to a 200 acre tract of land deeded to James Fergurson by Mrs. Beasleys heirs. Thence west with said line 173 poles & 23 links to a white oak the beginning of said Survey. Thence north 18 poles to a stake on Redden Taylors old line, thence with said line East 78 poles & 23 links to a Spanish oak and two sugar trees corner to said survey thence with the line of the same N1E 34 poles to a stake in said line. Thence S57E 5 poles to two white oak stumps the 2nd corner to the 40 acre Survey said Bumpas purchased of Lucinda Oden thence with the line of the same N2E 70 poles to a poplar and white oak the beginning of the said 40 acres. Thence to a double Chestnut with a conditional line line so as to include said Bumpas improvements Thence to two red oaks another corner to said 40 acres. Thence on an old line about 127 yds to a sugar tree another corner to same. Thence about 90 yds about a south east course to another corner in said deed a sugar tree and mulberry. Thence down the creek 94 yds to a poplar and an elm on the bank of the creek thence south 75 poles to the beginning containing about [blank space] acres to have and to hold to him and his heirs and assigns forever with general warranty of title.
