This indenture of bargain and sale made between Martha J. Offill of the County 
of Carter State of Kentucky John P. Ross and Louisa A. Ross his wife Reuben Ross 
and T. Ellen Ross his wife and William R. James of Carter County Ky of the second 
part Witnesseth that whereas the parties of the first part being heirs of James 
Offill dec. and having undivided shares in the lands of said dec, they the parties 
of the first part for and in consideration of the sum of one hundred and fifty dollars 
paid in hand to John P. Ross & Louisa his wife the receipt whereof is hereby 
acknowledged and to Reuben Ross and T. Ellen Ross his wife one hundred fifty dollars 
in hand paid the receipt whereof is also hereby acknowledged the parties of the first 
part have bargained and sold unto the said William R. James the party of the second 
part all their right title and interest in the tract of land belonging to the estate 
of their father James Offill dec. known as the large tract also their interest in the 
dower said Off(?) to Mary L. Offill widow of said dec. at her death said tract situate 
in Carter County by and on the waters of Tygarts Creek on the N. W. side of the road 
including what is called the Flat Rock and bounded as follows to wit Beginning at 3 
black oak bushes near the road opposite land cave(?) above John Counts thence with the 
road binding on the land deeded tp Marion Offill S 11 W 74 poles to a stake in the road 
in the ????? line N 78 1/2 W 37 poles to two white oaks & pine stump Gowlers N. E. corner

to his survey of 133 acre survey thence with the calls of 118 acre tract

oak N 44 W 24 poles to a spruce pine N 63 W 52 poles to a white oak 
N 13 W 26 poles to a beech N 44 E 7 poles to a beech N 76 E 65 poles to a

oak N 87 1/2 E 16 poles to sycamore N 5 W 6 poles to a cellar on the north

same course about 15 poles to 3 small white oaks and hickory thence 
S 83 1/2 E 12 poles to the beginning Containing by estimate (140) one hundred 
and forty acres to have and to hold the above described land and such 
apputenances thereunto belonging to their shares or interest they have in the 
dower of their mother at her death which they they the parties of the first 
part hereby sell and convey unto the said William R. James his heirs forever 
warranting and defending against all & every persons or claims what ever in 
witness whereof the parties of the first part have hereunto set their hands 
and seals this 25th day of January one thousand eight hundred sixty eight
